DEFINITION: |
Performs a variety of skilled and semi-skilled maintenance and repair work on municipal buildings, facilities and equipment and performs related work as assigned. |

DISTINGUISHING CHARACTERISTICS, FEATURES, REQUIREMENTS: |
This position is the advanced level class in the Building Maintenance series. Employees within this class are distinguished from the Building Maintenance Worker II by the advanced skill level and specialized knowledge used in the maintenance and repair work. Employees at this level work without direct or continuous supervision and lead a crew of Building Maintenance Workers. |

SUPERVISION EXERCISED AND RECEIVED: |
Receives general supervision and work assignments from the Parks and Recreation Department Management Staff. Directs and supervises assigned personnel. |
|
IMPORTANT AND ESSENTIAL DUTIES: |
The duties and responsibilities may include but are not limited to the following: - performs assigned lead/supervisory duties based on the work schedules and assignments received
- plans and schedules the daily work of a maintenance crew as necessary
- trains, assigns and monitors the work of crew members to ensure work is performed according to standards and guidelines
- trains crew members on the proper and safe operation of tools, equipment and chemicals
- receives and organizes work tasks, including determining and securing the necessary tools and equipment, crew members, and materials required
- coordinates work as necessary with other personnel and/or contractors including the janitorial contractor
- observes the performance of crew members on an ongoing basis, provides input regarding employee performance, and makes recommendations for employee performance improvements, as needed
- makes recommendations regarding specified routine personnel actions including employee requests for time off, employee special assignments, and employee participation in training activities
- within established guidelines, purchases supplies, materials, tools and equipment and makes recommendations regarding the types and operating specifications of supplies, materials, tools and equipment being considered for purchase
- assists in the evaluation of prospective equipment purchases
- recommends supplies and equipment to include in the Division operating budget
- keeps records associated with assignments, including preventive maintenance services, service requests and other daily work activities performed by dates, times and quantity and completes forms related to the work
- provides reports of work status, inspections, jobsite incidents and employee performance
- investigates customer complaints and seeks to determine their nature/cause and resolve within the limits of authority before submitting the complaint to the Building and Vehicle Maintenance Manager for resolution
- performs maintenance tasks and duties assigned to a Building Maintenance Worker II including operating hand and power tools, light and heavy construction equipment, and specialized equipment and working with a variety of chemicals, cleaning products, solvents, glues, etc.

- lift moderate to heavy objects, materials, tools and equipment up to 90 pounds
- considerable time standing, sitting, walking, driving, kneeling, stooping, crouching, squatting, climbing, crawling, and twisting of upper body
- significant time spent working around electrical, mechanical and chemical hazards
- occasional exposure to extreme noise or vibration
- occasional work outdoors and/or in all weather conditions
- interact with customers with varying dispositions on site or when requested
- use Department or Citywide software applications to maintain records or perform various duties

Knowledge of: - advanced methods, materials, terminology, and tools and equipment used in the building and construction trade relative to facility and equipment maintenance and repair including plumbing, electrical, carpentry, painting and locksmith

Skill in: - performing required maintenance and repair of facilities and equipment
- operating required tools, vehicles and equipment in a safe and effective manner
- creating clear, concise written correspondence
- operating office equipment including computers and supporting applications
- training and evaluating staff
- assessing facility and equipment problems and performing or recommending appropriate solutions and/or repairs
- making accurate calculations, measurements and material and equipment requirements to service and/or repair facilities or equipment

EDUCATION AND TRAINING GUIDELINES:
Any combination equivalent to experience and education that could likely provide the required knowledge, skills and abilities. A typical way would be: |

Education: Completion of high school or the equivalent, supplemented by training programs in facilities maintenance and repair and supervision. |
|
Experience: At least five (5) years of experience as a Building Maintenance Worker II or the equivalent. |
SPECIAL REQUIREMENTS: - mental and/or physical ability to perform the physical requirements of the job
- read fine print on labels and in manuals, maps, diagrams and blueprints
- converse on the telephone and in person over the noise of machinery
- detect subtle noises such as in machinery and running water
- work on or around ladders and aerial lifts
- safely manipulate tools and equipment

LICENSES, CERTIFICATES, REGISTRATION: |

Licenses: Possession of a valid California Class “C” Driver’s License and continually maintaining the license and a good driving record. |
Certificates: Special consideration will be given to applicants holding the Building Operator Certification. |
