Description

The proposed Use Permit Application is to add 420 new dwelling units and 518 new parking spaces on a 16.8-acre site known as Lantern Cove Apartments. The subject site is located to the south of Port Royal Avenue between the two points of intersections of Port Royal Avenue and Rock Harbor Lane. The subject site currently includes thirty-five 2-story apartment buildings containing 232 dwelling units, a leasing/amenity building, and 482 parking spaces. The site consists of a mix of surface and carport parking spaces providing a parking ratio of 2.08 parking spaces per dwelling unit.

Equity Residential (the applicant) proposes to remove 64 existing dwelling units and add 420 new dwelling units, resulting in a net total of 588 dwelling units (232 existing units – 64 demolition units + 420 new units = 588 units). Similarly, the residential development would include the removal of 180 existing parking spaces and the addition of 518 new parking spaces resulting in a net total of 820 parking spaces (482 existing spaces – 180 demolition spaces + 518 new spaces = 820 spaces). Thus, the subject property, if approved, would comprise of a net total of 588 dwelling units and 820 parking spaces on a 16.8-acre site. A formal Use Permit application has been submitted.
